Rental conditions
1. Introduction
These Terms and Conditions (“Terms”) apply to all bookings made in our apartments located in Playa Flamenca, Costa Blanca, Spain. By making a reservation, the guest agrees to be bound by these Terms.
2. Local keyholder
Our local key holder will welcome you in Spain, and will provide check-in and check-out assistance. They are also responsible for cleaning before your arrival and after your departure, and will be also available to assist during your stay in case of any issues or questions.
3. Check-in & Check-out

Check-in is possible as from 14:00 on the day of arrival.

Check-out needs to be completed by 10:00 on the day of departure.

Early check-in and/or late check-out is subject to availability and needs to be discussed in advance.
4. Cancellations & Refunds

Bookings can be canceled free of charge up to 60 days before the check-in date.

Cancellations between 60 and 30 days before the check-in date will incur a 25% charge of the total booking price.

Cancellations within 30 days before the check-in date will incur a 50% charge of the total booking price.

Cancellations within 7 days before the check-in date will incur a 100% charge of the total booking price.
5. Security Deposit
A security deposit of €250 may be applicable. This deposit (if applicable) will be refunded within a week after check-out in case of no damage.
6. Guest Responsibilities

Occupancy Limits: The apartment is for residential use only. The maximum number of guests per apartment is limited to 4 people. Guests may not rent out the apartment to other people.

Conduct: Guests must respect the rights and privacy of other guests and neighbors. No loud noise or disruptive behavior will be tolerated in order to maintain good relationships with neighbors.

Damage or Loss: Guests are fully responsible for any damage to the apartment or its contents during their stay. A charge will be made for repairs or replacements if necessary.

Smoking: Smoking is prohibited inside the apartments. A cleaning fee will apply if smoking occurs inside the property.

Pets: Pets are not allowed unless prior written approval is obtained. An additional fee may apply for approved pets.

Any waste / trash needs to be dropped in the large containers next tot the road (located close to the entrance of the urbanisation).
7. Community Rules
Guests must comply with all community rules outlined upon check-in and available in the apartment. Failure to do so may result in immediate eviction from the property without refund.
8. Maintenance & Repairs

Property Condition: The property is cleaned and maintained regularly. In case of any issues, guests should notify us immediately to allow prompt resolution.

Repair Emergencies: Any urgent repair needs (e.g., plumbing, electrical issues) will be addressed promptly, but no refunds will be given for any inconvenience caused.
9. Liability & Insurance

Liability: we are not responsible for any injury, loss, or damage to personal belongings during the guest’s stay at the property.

Travel Insurance: We strongly recommend that all guests purchase travel insurance to cover any potential cancellations, medical expenses, or lost property.

Each time you leave the apartment - for your safety - please ensure the apartment is fully locked, with windows closed. Your (and our) insurance will not be applicable in case windows or doors were not properly closed.
10. Compliance with Legal Requirements
We comply with all applicable legal requirements in Spain, including those specific to the Valencian Community and the Alicante region.
Our apartments are registered and hold the necessary tourist licenses in accordance with Spanish law. These licenses ensure that the properties meet all regulatory standards and can legally be rented to guests.
11. Force Majeure
In the event of unforeseen circumstances beyond our control (e.g., natural disasters, pandemics), we reserve the right to cancel or reschedule bookings without liability.
